Common questions

Mold Inspection FAQ

Everything you need to know about mold testing, indoor air quality testing, and HPD violations in NYC, NJ, and CT.

A mold inspection is a visual and physical assessment to locate mold growth and moisture sources. Mold testing involves collecting air or surface samples analyzed in an accredited laboratory to identify mold spore species and concentration. We typically perform both together for the most complete picture.
Cost varies by property size and the number of samples required. Our standard inspection includes a minimum of two air samples (one indoor, one outdoor control). Contact us at (212) 255-5500 for a clear, upfront quote based on your specific property.
PRV is an independent inspection after mold remediation to confirm the work was done correctly. We collect air samples to verify mold spore levels have returned to normal. For NYC buildings with 10+ units, a licensed independent assessor's PRV clearance report is legally required to close out a Class B or C HPD violation.
HPD issues violations in three classes under Local Law 55: Class A (non-hazardous, under 10 sq ft — 90 days), Class B (hazardous, 10–29 sq ft — 30 days), and Class C (immediately hazardous, 30+ sq ft — 21 days). See our full HPD Violations guide for the complete process.
